The presentation explores the potential of repurposing underutilized commercial office buildings into residential units.

- Optimal floor plate sizes and distances from the core to the exterior wall
- Developing unit layouts in what is not a traditional residential floorplate.
- Time frame comparison from a traditional vacant residential property to a commercial building conversion

Deni Poletti, Principal, CORE Architects
Deni Poletti, is a founding Principal at CORE Architects. Deni earned his Bachelor of Architecture from the University of Toronto in 1986, and his leadership has been fundamental in establishing CORE's reputation for exceptional architectural design and reliable, cost-effective project execution. With extensive expertise in urban development, Deni is recognized for his influential contributions across public and private sectors in Canada and internationally. His strategic vision has expanded CORE’s diverse portfolio, including acclaimed residential projects like the award-winning Residences of 488 University and Missoni Sky, as well as hospitality, entertainment, retail, commercial office, and single-family residences. Deni has participated in prestigious design competitions, including those sponsored by the City of St. Louis for Public Squares and Porsche for their U.S. East Coast Regional Headquarters in Atlanta. A sought-after speaker, he has presented at conferences hosted by the American Planning Association in Chicago, the Urban Planning Conference in Washington, D.C., and the Ontario Association of Architects and the American Institute of Architects. His ongoing commitment to architectural excellence continues to guide CORE Architects toward innovative, sustainable, and market-responsive designs.
