While Ontario’s 2024 Building Code brings much-needed updates to establish the quality, safety, and resiliency of our province’s built environment, there are numerous changes in not only in its content, but also in its format, approach, and application. It is crucial then that design/construction professionals and the authorities having jurisdiction have a clear understanding of the code and which version currently prevails for a particular project.
To this end, (EABO) has prepared an infographic to illustrate how some Ontario municipalities may be addressing the transition between the 2012 OBC and the 2024 version, including submission for permit under the 2012 OBC after December 31, 2024. The organizations comprising EABO are in support of this approach. However, the group recognizes that some municipalities may choose to use a different methodology. In other words, Architects and Engineers should always directly confirm with the applicable municipality before submitting for permit to avoid unnecessary delays.
EABO is made up of the OAA, the OBOA, the Ontario Large Municipality Chief Building Officials (OLMCBO), the Ontario Chapter of the Association of Consulting Engineering Companies (ACEC-Ontario), and the Building Department of the City of Toronto. In the context of its work, the practical application of the OBC transition period was a major focus of recent discussion. The group had been made aware numerous municipalities have developed a consistent approach intended to ease and clarify the transition between the 2012 and 2024 editions of Ontario’s Building Code. The OAA supports the approach such that the Architect and/or Engineer will identify upon application if the design has been substantially completed in accordance with the 2024 Code.
Communicating to Clients and Consultant Teams: Managing Impacts of the New OBC on Your Projects
As we get close to the January 1, 2025 date for the launch of the new OBC 2024, OAA members are encouraged to talk to clients and projects teams about foreseeable impacts to current/future projects that are in design phase and/or near a permit application milestone.
Proactive communication plan will help ensure timelines are understood by all stakeholders and assist in preventing any costly revisions to drawings or delays. Members are also encourage to review their contract terms as it pertains to changes in legislation as well as impact on fees if applicable.
