Monster‐Plexes: Toronto's New Multi‐Unit Housing Policy

In the summer of 2023, the City of Toronto passed new bylaws that allow fourplexes and laneway/garden suites on every residential property. They are as‐of‐right and development‐charge‐free, empowering small developers and property owners to meaningfully and efficiently contribute to Toronto’s housing supply constraint. Learn about the policy, complying with lender’s energy‐efficiency requirements, and OBC pitfalls that can cost you and your client time and money. See how to design a multiplex in a way that creates civilized rental opportunities for young adults and families who are looking  for an alternative to condos but can’t afford houses. In Toronto, the “missing middle” isn’t missing any more.
