The Franklin Flats Story: Innovative, Low-Carbon Strategies for Affordable Housing

Session Abstract:
A panel discussion (with the developer, architect, engineer, supplier) about structural innovation, best practices, and strategies employed during the construction of a low-carbon affordable housing development in Kitchener.

Learning Outcomes:
• Participants will understand some of the structural considerations involved when pursuing a material hybrid approach to construction.  
• Participants will understand the changes to the building code that removed requirements for non-combustible cores in mid-rise buildings of wood frame construction and how the desired fire performance can be achieved with low-carbon, wood-frame assemblies.
• Participants will understand how cross laminated timber can be integrated into a midrise development - including information about local supply chains and procurement strategies - and the advantages this structural approach provides
• Participants will understand the carbon benefit of the materials and systems in these buildings as well as some of the other sustainability features of the projects.

About the speakers:
Mike Maxwell
Mike was drawn to Waterloo for his degree from Laurier University and has seen local real estate development potential ever since.  A combination of  zoning bylaw rules, site data chart statistics and construction knowledge produce unique results for projects that he is involved with.  He loves the math and the problem solving.  In an advisory position with local governments, not-for-profit organizations, and CMHC, Mike has created strong partnerships to move the cause of affordable housing forward.

Andrew Bousfield, B. Arch, OAA, MRAIC, LEEDS
Andrew earned his Bachelor of Architecture from McGill University in 1986 and founded Andrew Bousfield Architect in 1990. Under his leadership, ABA has grown to a successful firm of over thirty design professionals and support staff serving a diverse and extensive clientele in both the private and public sectors. Andrew continues to take the opportunity to participate in all aspects of the practise. In addition to his duties as President, he remains an active architectural and urban designer and maintains involvement in all projects.

Lee Scott, P.Eng., MBA
Lee has a solid foundation in civil engineering, economics and business administration that is enhanced by his municipal engineering, surveying, and project coordination experience as well as his understanding of mass timber construction. He is skilled at facilitating and managing large projects and previous clients include the Department of National Defense, the City of Toronto, the Region of Durham and York Region. His capacity to understand the immediate and future challenges clients face, and his capacity to determine tangible solutions makes him an asset to Element5 and any project team he is a part of.

Gordon Lesyk
Gordon Lesyk is a Technical Practice Leader of MTE Consultants’ Structural Engineering team. Gordon plays a key role on a wide variety of design and construction projects and uses his seven years of engineering experience to deliver high quality, innovative building designs. On projects he is responsible for evaluating, analyzing and designing structures that use concrete, steel, wood, and masonry. He collaborates with team members and clients, conducts field investigations, and prepares reports, drawings and specifications, relying on his knowledge of the Ontario Building Code and other related standards
