Reviewing and Coordinating the Permit Drawings
The Construction Contract Administrator should review the permit documents after the building permit has been issued and ensure that any notations from building department are co-ordinated with the construction set. This is done to prevent any requirements that are 'red lined' onto the permit drawings from being missed in the construction set resulting in costly changes afterward.
Any changes that are material to the Construction Contract should be brought to the attention of the practice or partners and, for example, in the case of a stipulated lump sum contract, coordinated into an Addendum if the contract has not yet been formally awarded or into a contemplated change notice if it has. In the case of a design-build project, the changes may also be brought to the attention of the client (the design-builder), once the practice or partners have reviewed them.
Any change that are not material to the Construction Contract should likewise be brought to the attention of the practice or partners, to possibly be coordinated into a field instruction or possibly assist the practice in refining future project document preparation.
If anything in the permit documents is unclear, CHECK IT OUT WITH THE BUILDING DEPARTMENT. It is much better to sort out these issues now than to wait for the building inspector to arrive on site.
