Description
This session provides an overview of Building Enclosure Commissioning (BECx) and its value as a structured process for achieving a high-performing, durable building envelope that reflects the owner’s vision. By integrating quality measures from design through construction and occupancy, BECx enables project teams to manage risks, minimize costly failures, and deliver measurable performance.
The presentation will outline how BECx providers, contractors, architects, and owners collaborate throughout each phase of a project to define performance objectives, verify implementation, and ensure alignment with the Owner’s Project Requirements. Special emphasis will be placed on the critical role of air barriers—their functions, common challenges, and how commissioning activities help ensure these systems perform as intended.

- Participants will learn how an effective BECx process provides not only technical validation but also long-term value and confidence for building owners and design teams alike.

- Participants will learn how to apply a risk mitigation framework to BECx to target efforts and budgets to reducing performance and operational risks.

Steve Murray has broad experience in new construction, existing building rehabilitation, and deep energy retrofits. Steve has expertise with 6-storey timber-framed low-rise structures and multi-story mass timber buildings and the unique envelope challenges they entail. Recent work focuses on high-performance buildings pursuing Passive House and Zero Carbon Building certifications, and the Building Envelope Commissioning (BECx) processes necessary to achieve these objectives. Steve was the envelope design lead for Humber College building NX- Canada’s first CAGBC Certified ZCB Retrofit, for Limberlost Place - George Brown College’s 12-storey Mass Timber building, and was a technical advisor to the pre-fabricated façade supplier for the University of Toronto Academic Wood Tower.
