Nonprofit housing providers are one of Canada’s most reliable engines of long-term affordability—yet they remain structurally sidelined. Despite strong performance, low risk, and proven stewardship, current policy, financing, and accounting frameworks often prevent nonprofits from doing what they do best: scaling impact.
This session goes to the heart of the issue: are our systems designed to protect affordability—or inadvertently constrain it? From immobilized equity through forgivable loan structures, to leaseholds that suppress land value, to accounting rules that limit reinvestment capacity, the barriers are technical—but the consequences are systemic.
