Historic Buildings - Modern Performance: Achieving the Best of Both Worlds

Building performance requirements have changed drastically over the last century. From thermal and structural requirements to fire ratings and life safety standards, we as design professionals strive to accommodate the intent of the current codes while maintaining the heritage fabric. 

When performance requirements cannot be accommodated with the original heritage materials, creative solutions are required to preserve the heritage fabric and feel of the original structures. The following projects are examples of modern materials and construction methods being used to meet current code requirements within heritage buildings. 

The presentation will focus on four case studies: 

  1. York Memorial Collegiate Institute – Weighing thermal performance vs Envelope Durability.  Thermal performance upgrades to exterior mass masonry wall. What governs? 
  2. Palace Arms Hotel – Meeting SB-10 energy targets with a deteriorated mass masonry wall. Can a mass wall be energy efficient? 
  3. University of Toronto Convocation Hall – Meeting current overhead glazing requirements for Occupational Health & Safety. Replicating 100-year-old-stained glass that can resist a 900lb point load. 
  4. Winchester Public School – Meeting current fire rating and thermal performance requirements.  Recreating unique heritage windows with both fire rated and high-performance thermal windows. 

Learning Objectives

  1. Clarifying performance factors with clients and understanding when accommodations can and should be made for heritage structures.
  2. Using new materials and construction methods to recreate elements within heritage structures.
  3. Public Safety vs Public Interest: How to prioritize and maximize retention and restoration of heritage structures while meeting life safety requirements.
  4. Understanding how manufacturing, fabrication and installation methods allow for unconventional uses of materials to achieve design goals.

Presenters: 

David Wach, Associate, Engineering Link
David is an experienced professional in restoration construction projects, with expertise in investigations, condition assessments, rehabilitation design, tendering, contract management, and on-site evaluations. He is also involved in capital planning, utilizing his knowledge of property condition assessments to ensure efficient planning. David's research on material coatings, desiccant design for art installations, and thermal modeling for hybrid roofing systems has resulted in more effective restoration outcomes. David holds a Master of Applied Science and a Bachelor of Applied Science in Civil Engineering from the University of Toronto, as well as a Bachelor of Management and Organizational Studies (Honours) from Kings University College, Western University. He has published research and gained teaching experience, including teaching Building Science for Architectural Preservation and Conservation at Ryerson University. David is also a member of Professional Engineers Ontario (PEO), demonstrating his commitment to professionalism and ethics in his work.

Norman Landry, Associate, Engineering Link
Since joining Engineering Link in 2016, Noman has specialized in the repair and restoration of heritage masonry buildings. With a keen understanding of heritage structures, he has completed numerous restoration projects which include structural steel repair, stone masonry repair and cleaning, window restoration/replacement and masonry stabilization. Norman’s strengths are rooted in his diverse experiences and the many hats he has worn throughout his career. Starting as an architect for the first 16 years of his career, he has also been a design/build contractor for highly efficient health homes before focusing on building envelope and heritage structures. His various projects include single room high hazard research and development laboratories, energuide 89 passively designed single family dwellings, an enclosed conditioned pedestrian bridge, pharmaceutical manufacturing and packaging buildings, masonry stabilization and restoration projects and fifty plus storey multi-use towers.
